One-Time Fees, if Applicable

✔ $250 Administration/Renewal Fee
  • Non-refundable fee for each lease term to cover overhead costs for processing and preparing resident move-in. Fee is reduced to $200 for homes where monthly rent is under $1,200.
✔ Refundable security deposit following application approval.
  • One month’s rent deposit to hold the home, which may be returned at move out less resident damages. *Two month’s rent for conditionally approved applicants*.
✔ $325 Pet Fee (if applicable)
  • Non-refundable fee for approval of a dog or cat (that is not a documented support animal) at the property. Includes verification of the pet. Limited to 4 pets unless otherwise stated in property description.

Required Monthly Fees

✔ $49.99 Resident Benefits Package Fee
  • Monthly enrollment fee provided by Second Nature; providing services including resident credit reporting, HVAC air filter delivery (for applicable properties), move-in concierge service, on-demand pest control, identity protection services, and a Resident Rewards Program.
✔ $11 Building Protection Plan
  • Covers resident-caused property damage. *Does not replace renters insurance or cover personal belongings or liability.*

✔ $30 Smart Home Technology Fee
  • In-home smart technology, platform access, and ongoing support to keep your connect features running smoothly. *Only available for select homes.*
✔ Monthly Pet Rent (Review each home)
  • Monthly pet rent per approved pet. *Breed restrictions apply. Does not apply to documented support animals. Limit of 4 pets per household unless otherwise stated in property description. Review property description to confirm allowance and size restrictions of cats and/or dogs.*
✔ $65.95 Group Rate Internet Fee
  • Pre-negotiated 1G internet. *Only available for select homes.*
✔ HOA Fees
  • Neighborhood association fees to cover services provided. *Only applies to select homes. Services provided are specific to each association.*
